Maintenance Guide

Tenant Self Troubleshooting Guide
It is the policy of GRALIN Property Management that all maintenance requests MUST be submitted in writing (except for true emergencies and water breaks). Jobs requiring attended by tradespeople firstly require permission from the landlord. Once the Landlord's approval has been obtained, a work order will be forwarded directly to the specific tradesperson, who will then be in direct contact with you to arrange a convenient time to address the approved maintenance. 

 

GRALIN Property Management prefers all non-urgent maintenance requests to be emailed. If possible we would like you to include the following information:

  • Property Address
  • Maintenance problem
  • Description of the issue and the effect it is having on the property and on you as tenants (for reporting appliance problem please provide make & model of appliance and indicate if gas or electric)
  • Best contact for access
  • If possible photos of the issue

Before contacting us with your repair requests, please have a look at the repair tips below to avoid unnecessary call outs. If a contractor attends to a problem at your home and it is found that it was a fault of your own, you may be charged for the call outs. If you have a maintenance emergency please phone your property manager’s cell phone immediately. For life threatening emergencies please call 111.

No water in the house

► If you find no water in the house:

  • Check with your neighbours or contact Watercare. There may be a water shutdown or fault in the street.
  • Check your water meter. The main switch could have turned off by mistake and needs to be turned on.

No hot water in the house

►  If you are a new tenant and just move into the property, have you arranged for the connection of your gas or electricity? Have you got your own power account sorted?

►  If you are not a new tenant: 

  • If it's an electrical hot water system – check the hot water switch is turned on, check the fuse in the meter box in case someone turned it off by mistake. If there has been an overload, the safety switch may need resetting. 
  • If it's a gas hot water system – Is the gas turned on? Are the gas cylinders empty? Please contact your gas company for a refill if the gas bottles are empty. Check the electrical switchboard. If there has been an overload, the safety switch may need re-setting.

Water leaking

►  If you see there is a water leaking in your house, please turn off the tap or main switch ...read more

►  If you see there is a water leaking in your house, please turn off the tap or main switch to prevent further loss or damage.

►  If you suspect a water leak in the house, when contacting us, we may ask you for the leaking test result. Thus, please carry out a leak test before contacting us. The leak test is free and very easy to perform. Please do:

  • Locate your water meter – it is usually in a box just inside your property's front boundary. Lift the lid to access the meter to see the numbers. 
  • Read your meter to ensure that the current reading is either equal to, or slightly higher than the reading noted on your most recent water bill. If not, it is possible you have an undetected leak (or maybe Watercare did not read your meter correctly).
  • Perform a water leak test: read your water meter last thing at night, then first thing in the next morning, making sure nobody uses any water during the night. Compare those two readings, it should be the same, otherwise, it is likely that there is a leak. More information about the water leak test can be found from Watercare website.
  • Contact your property manager and email us with a completed maintenance request form immediately.

Blocked shower drain

►  If you discover that the shower drain is blocked, please remove hairs, soap, grease clogs or whatever blocks the drain. Hairs are the common cause. Most of the shower drain outlet can be unscrewed and you could take those hairs, soap...etc out easily.

Clogged drains

►  If you discover that a drain is clogged:

  • Is the drain/pipe clear of waste, debris or other obstructions? Please remove any waste or debris where possible.
  • Try to pour hot water down the drain. Please repeat several times if needed.
  • Have to try to use a plunger? It may help with easy blockages.
  • Apply an appropriate drain cleaner.
  • Do not put fat and oil into the drain as these may clog up the pipes.

No power in the house

►  If you are a new tenant and just move into the property, have you arranged for the power connection? Have you got your power account activated?

►  If you are not a new tenant: 

  • Please check your neighbours to see if there is a power cut or fault on the street
  • Contact your power supply company
  • Check your switchboard is turned on
  • Have you tried to unplug all the appliance from wall plugs and reset the circuit breaker?

Waste disposal not working

►  Extra care must be taken when using the waste disposal unit. If the waste disposal is not working, please check:

  • The waste disposal plug at the wall is completely inserted. 
  • Make sure the safety switch on the wall is turned on.
  • If the sink or blade got blocked? Firstly, unplug or shut down the power completely. You may want to reach down into the drain and pull out whatever item has mistakenly gone down there. Choose to use some easy tools rather than your fingers to loosen offending items, for example, tongs or a broom handle. Once the blockage has been cleared, then reset the overload switch.

[IMPORTANT]: please make sure the waste disposal is completely turned OFF and unplugged before trying to put your hands or tools down to the sink.

►  It’s important to read your washing machine’s manual very carefully, it helps you to understand how to use it properly. Normally it has some Q&As at the back of the booklet which can guide you to solve some common problems. Please also check:

  • Has your washing machine plugged into the wall socket?
  • Is the lid/door closed properly?
  • Are the washing machine taps turned on at the wall?
  • Make sure the machine is not overloaded.
  • Check your switchboard is turned on.
  • Check your fuse box. The safety switch or circuit breaker may be activated due to an overload.
  • Check with your neighbours and contact your power company if there is a power cut on your street.
